We’ve been providing stellar service for over 20 years, providing comprehensive services in facilities maintenance, corporate managed services, building & project management, and commercial trade services.

As our clients grow, we grow too, providing all the services they require and need.

Anvil Property Services was founded by Marcus Curran, originally under the name Robco Building Maintenance. Over time, the business has grown and expanded, acquiring BOS Maintenance—a well-known Melbourne company—and combining decades of industry expertise to create the trusted name we are today.

An Anvil is a tool used by blacksmiths.  It’s a base/foundation to make something and that’s what we are a base for our clients. Also, Marcus’ grand father, great grandfather and great great grand father were blacksmiths.

While our business has evolved, our commitment to exceptional service has remained constant. Guided by our mantra, “We handle anything from hanging a picture in an office reception to an office refurbishment—and everything in between,” we continually strive to exceed expectations.

Marcus Curran

Director

Marcus brings more than 25 years of experience delivering commercial projects across Australia, the Middle East and Asia. Throughout his career, he has managed small, medium and large-scale commercial works for clients across logistics, hotels, offices, retail, health, education and technology sectors.

Having worked client-side, consultant-side and contractor-side, Marcus offers a well-rounded perspective and a practical, solutions-driven approach. He understands the responsibility that comes with being trusted to make the right decisions and takes pride in delivering outcomes that are fit for purpose, well considered and reliable.

Driven by a long-held ambition to run his own business, Marcus took the leap at 40, acquiring a commercial and building maintenance business and combining hands-on trade experience with strong leadership and commercial insight.

Today, Marcus leads a team that supports corporate clients with everything from small maintenance tasks to full office refurbishments. Whether it’s a single item in a waiting room or a complete workplace upgrade, the focus remains the same – clear communication, dependable delivery and quality outcomes.

Marcus holds both trade and tertiary qualifications and continues to lead with integrity, deep industry knowledge and a genuine commitment to doing the job properly.

Karla Orwin

Service Delivery Manager / Project Coordinator

Karla brings more than a decade of experience in the construction industry and holds a degree in Architecture. She has worked across commercial, education and health projects, with a strong ability to guide clients through the full project lifecycle – from maintenance planning and permits through to design coordination and delivery.

With over three years’ experience coordinating trades and managing client relationships, Karla is known for her responsiveness, attention to detail and calm, organised approach. She is a trusted point of contact for clients, ensuring works are delivered efficiently, compliantly and with minimal disruption.

Karla leads service delivery across her portfolio and, if successful in this tender, will act as the dedicated Account Manager for Charter Hall. She plays a key role in maintaining consistent service standards, clear communication and strong working relationships across all sites.

With a strong technical foundation and a client-first mindset, Karla helps ensure projects run smoothly and expectations are met at every stage.

Kyle McPherson

Project Coordinator

Kyle brings a strong blend of commercial insight and on-site coordination experience. With qualifications in accounting and business law, he offers a sharp understanding of financial control, risk and compliance alongside practical project delivery skills.

He has worked across heritage restoration, education and commercial projects, supporting well-managed outcomes from planning through to completion. Having experience in both Australia and the United Kingdom, Kyle brings a disciplined, detail-focused approach and a strong understanding of regulatory requirements across different environments.

Kyle plays a key role in coordinating works, supporting contractors and ensuring projects are delivered efficiently, compliantly and to a high standard.

Emily Curran

Finance & Administration Manager

Emily oversees finance, administration and compliance, providing the systems and structure that keep the business running smoothly behind the scenes.

She supports the field team by ensuring processes are efficient, documentation is accurate and financial controls are in place. With a strong focus on organisation and consistency, Emily plays an essential role in enabling seamless service delivery and supporting the day-to-day operations of the business.
